Task 3. The buying agent conducts the negotiations

The price of the buying agent in the Netherlands often depends on how well the negotiating went. For instance, if the agent makes sure that you get an attractive deal with the selling party, you’ll pay the agent a bit more. It also works the other way around. When the selling party is stubborn and the real estate agent wasn’t able to get the best deal, you pay the agent less. This motivates the real estate agent to get the best deal possible for you. In Dutch this is called a ‘staffel’.

Task 5. Will check the final purchase agreement

When the offer is accepted, you and the selling party have agreed on the selling price. If you also have come to an agreement about the movable property and resolutive conditions, you have reached an agreement. The real estate agent will record this in the purchase agreement.

Of course you have to check the purchase agreement yourself afterwards. If you have done this, the selling party will also go through all the details. If you wish to get some more details on the purchase agreement, the real estate agent will give you additional explanations. This way you won’t end up with any questions or uncertainties. If a flaw occurs in the purchase agreement, it will be sent back to the selling party to make the right adjustments.

Task 6. Statutory cooling-off period of 3 working days

The purchase is done if the buying- and the selling party have signed the purchase agreement. This agreement will then be sent to the notary. Afterwards you will have a statutory cooling-off period of 3 days. In this time period it is possible to cancel the purchase without giving any reason. If this 3 day time period has expired, the purchase is official and definitive, except when resolutive conditions apply.
